Why You Should Talk to Strangers

Remember your mother telling you to never speak to strangers? Well, maybe it's time to revisit that idea. Today's blog post is from a podcast on The Art of Manliness:
Talking to new people can lead to making new connections and learning interesting things, and simply makes both you and the person you talk with happier. Yet many of us have a very difficult time striking up a conversation with strangers. Why is this?
My guest today has done studies to find out. Her name is Gillian Sandstrom and she’s a professor of social psychology at the University of Essex. Gillian’s research has explored both why people have such a hard time talking to strangers, and why it’s beneficial to do so. Today we dig into common barriers to talking to new people, including the “liking gap,” where we believe people find us less interesting than they do. We then talk discuss the benefits of talking to strangers (which go for both introverts and extroverts), and Gillian’s best tips for getting better at it.
This is actually pretty timely, since it's been two years since I set out to meet 265 people in 265 days (or whatever  the number was at the time). I actually made it to 43 people before I gave up but I'm actually still friends with some of them.

Why is it difficult to strike up a conversation? Looking around any ride on public transport, line at the register, or school pick-up makes it clear that we spend much of our time around others simply coexisting, choosing not to speak to others.  
Where to begin? The formula to start a good conversation is pretty simple.  What’s everybody’s favorite topic?  Themselves!  
Take a minute to observe. What can you learn from the other person’s appearance, demeanor, or personal belongings? Look for something that you can tell is an intentional statement about their identity and then ask about that.  A simple, "tell me about ..." or "I really like..." can break the ice, followed by questions that reflect that you are truly listening to what the other person is saying.  
Before you know it, you have hit a topic that is important to them and they feel heard by you. Through continuing your genuine interest in another individual’s passion you have created a bond that is more than small-talk.
If you sense a real connection, your challenge is to take the conversation to a place where it is appropriate and natural to create a future touchpoint. Asking for someone's phone number is sometimes logical, but this can be a bold ask the first time you meet someone. Think about asking to connect with them on social media as a lower risk way to create the ongoing connection. Or, you may find that there is another person in your network who could help your new friend - asking to get their details to make an introduction can be a great way to serve others and create an ongoing relationship.

5 Reasons the Fourplex Is the Perfect House Hack

I've written about Bigger Pockets before and I found this article to be pretty interesting.
House hacking is a common topic of conversation on BiggerPockets. And why wouldn’t it be? House hacking is an efficient, practical tool to reduce or eliminate what’s likely your largest monthly expense and accelerate your journey toward financial freedom.
For the uninitiated, house hacking is simply a co-living arrangement that generates income to offset your own living expense. While many house hacking strategies exist, each offers varying degrees of cost savings, expectation of privacy, risk mitigation, and upside potential. However, in my opinion, one such asset type is better than the rest.
Another article on Bigger Pockets explains house hacking a little more:
I’m talking about hacking your housing and living for free. I’m talking about building wealth automatically and getting paid to do it. I’m talking about buying an owner-occupied multifamily property and getting paid to live for free.
The current article talks about why living in one unit of a fourplex is a such a good housing hack:
1. Greater Privacy 
2. Greater Cash Flow
3. Exceptional Financing Terms
4. Maximized Economies of Scale
5. Training Wheels for Commercial Multifamily Buildings
Number 3 is what really got my attention because I had thought it would be better to go with 5 or more units because you could receive commercial financing but I've since seen the error of my ways. The VA will let you borrow on 1 - 4 units, as long as you live in one...so that means no money down plus the rent from the other units can be counted in your income, allowing you to qualify for a more expensive property (plus lower interest rates).

And yesterday I read another Bigger Pockets article (I'm on their mailing list so I get an email every day with several articles in each email) that changed the way I thought about how much money I would need to be financially free.
The truth is much kinder and one that puts financial independence in closer reach for everyday Americans. The beautiful reality is that the strategic and intentional pursuit of financial freedom through income-producing real estate means that several of life’s largest expenses can be eliminated altogether.
Consequently, you will not need nearly the income you earn now to sustain yourself indefinitely!
Here are the four biggest expenses you can eliminate when you pursue financial freedom through residential income property. As I go through them, I’ll also show you why this means you can retire from a $50,000 job on just $25,000 of rental income.
What are these four expenses that can be eliminated?
4 Big Expenses Eliminated by Replacing Your W-2 With Rental Income

Expense No. 1 – Housing Payment
Expense No. 2 – Retirement Savings
Expense No. 3 – Income Taxes
Expense No. 4 – Job-Related Expenses
I'm only going to talk about the first and last ones here.

Since you're house hacking, you can reduce or even totally eliminate your housing expenses. And since you're no longer working you can eliminate your commute and possibly some eating out expenses.

I'm going to use some examples that are loosely based upon my income and expenses (I'm going to go through my actual expenses and come up with more accurate numbers for my own use):

Income: roughly $3,000 per month (take home)

Expenses:

Rent and utilities:  $1,300
Gas: $500 (especially now that gas is over $4.00 per gallon)
Everything else: Loans, credit cards, groceries and eating out): $1,200

If I'm able to eliminate my rent, utilities and gas (and reduce my other expenses by only $200 per month), I'll need only $1,000 per month to be financially free!

Also, in a Bigger Pockets webinar, the instructor said he wants to get at least $100 in monthly cashflow (after expenses) for each unit he's considering buying. For me to receive $1,000 per month income, I would need 11 units (10 to produce income plus the one I'm living in), so let's round it up to 12 units since it's a nice, round number.

That's as far as I've gotten now...using a VA loan to buy a 4 plex with one unit available and to reduce my miscellaneous expenses. I'll probably spend the next few months paying off some credit cards and other debt and to reduce my eating out budget.

The jobs market is changing — and so should your resume

The jobs market is changing, that's no secret.
Today, shifts in technology and demographics mean that more of us are working for longer and in totally different ways than previous generations.
And that trend shows no sign of abating. The World Economic Forum predicts that by 2025, 75 million jobs will have disappeared to be replaced by 133 million new ones as automation spreads in the workplace.
What's less clear, however, is how to respond to that mammoth move.
Yet, according to experts, it likely starts with rewriting a centuries-old concept: The resume.
I haven't updated my resume in years...mainly because I'm hoping to stay where I am until I retire in about 3 1/2 years.
In a recent LinkedIn Influencer post, Alistair Cox, the CEO of global recruitment firm Hays, praised luminary Leonardo da Vinci for creating the resume in 1482, but opined that "as the world in which we work changes beyond recognition, so does the C.V."
What kind of changes are they recommending?
So, just what does the new resume look like and — more importantly — how should you rewrite yours? Well, according to Cox, there are four things to keep in mind.
1. Readers will be both man and machine
2. Skills will be the focus
3. Gaps will become more common
4. Personalization will be key
And although it wasn't mentioned here, be sure to send a thank you card to the interviewer.

One of the most valuable, and least utilized, uses of thank you notes is after a job interview. I know...you've heard it a thousand times! But guess what? Nobody does it!

According to Fortune:
We were surprised to learn that over 75% of the people surveyed did not receive any kind of thank you note from most of the candidates they interviewed, and for 30% of those surveyed, no follow up meant no further steps for the candidate. One hiring manager remarked, “The follow up is the linchpin for me. If the interview goes well and I feel invigorated and excited about someone, I wait to see what kind of follow up efforts they put forth."
When asked about a preference for email or snail mail:
Our sources didn’t show a strong preference for email or snail mail, and both have their benefits. An email can be more timely but a handwritten note might really stand out. Quoted in a New York Times article on the subject, New York fashion publicist Cristiano Magni says, “It is so important, in a digital world, to have the dignity to sit down and write something in your own hand.” And when prompted further, many of our sources agreed that a hand-written note stands out as more personal, and there’s no denying it requires a bit more effort than its digital equivalent. Most important is just to do something within 24 hours of the interview.
Why not send both? Send an email out because it's timely, but a card received in the mail a few days later will have a stronger impact. Wouldn't you want your resume on the top of the stack when they make a hiring decision?

How to Make Your Haircut Last Longer

This is timely for me since Alisa Lopez, the only person who's cut my hair over the last three years is going out on maternity leave soon, although I don't know exactly when or for how long...but the tips in this article should help.
Depending on the growth rate of his hair and the style he keeps it in, a man’s got to visit his barber every 2-6 weeks to keep his haircut sharp. While visiting a barbershop can be a relaxing ritual, in our busy lives, it more often feels like an inconvenience, and a significant expense. You thus may naturally desire to extend the life of your haircut and the amount of time you can let lapse between appointments with your barber.  
While you obviously can’t slow down how fast your hair grows, there are ways to make your visits to the barber less frequent, without your hair looking untidy and out of hand. Accomplishing this concerns either choosing a more barber-independent hairstyle, or creating an at-home maintenance routine that allows you to delay your visits to the barbershop.
I'm sure Alisa wishes I came in that often! It's usually more like 6-8 weeks for me as it is.
After you’ve gotten your hair cut, your hair will begin to grow out most noticeably in the trails that run down your neck from either side of your hairline and in your sideburns. Extending the life of your haircut is then just a simple matter of cleaning up these problem areas. Here’s how to do it:

1. Get a sharp haircut.
2. Gather the needed tools.
3. Trim your sideburns.
4. Trim your neckline.
5. Keep your hair smooth and styled.
Following this DIY maintenance routine can let you go as much as 2 weeks more before you have to get a real haircut, reducing your visits to the barber by a third to a half.

Saving for a down payment? #TBT

According to Jennifer, there are several ways to save for a down payment:
Set up automatic deposits.
Try a round-off app.
Cut down on spending.
Clean house.
I've combined the first two methods by setting up an automatic deposit to my Acorns account, as well as using it to round up my purchases. If you don't have an Acorns account, you can go here and sign up for a free account. In fact when you sign up using my link, we'll each get $5 from Acorns to invest right away.

I'm also working on the third one, although I have a ways to go. I use YNAB (You Need a Budget) to track my expenses, which makes it easier to get my expenses under control, since you can't control your expenses if you don't know what you're spending your money on. If you click on the YNAB link above, we'll both get a free month added to our subscriptions. If you want to find out more about YNAB and Acorns, I've written about them here.

Number four sounds like something I can take advantage of also. Jennifer links to an article that discusses the 5 Best Apps for Buying and Selling Used Stuff. I've heard of letgo, but I haven't heard of the others.

If you're able to earn more money AND save on your taxes, you'll be able to put even more money away for your down payment. An excellent way to do this is to start your own home based business. With a home based business, not only can you make some extra money, but many of your current expenses can be fully or partially tax deductible...such as part of your rent or mortgage and utilities if you have a dedicated space for a home office, meals and mileage if the money is spent building your business, some of your health insurance premiums, and much more. I highly recommend the company I'm with: SendOutCards, if you don't currently have a home based business.

In their most basic forms, outbound marketing uses push tactics while inbound marketing uses pull tactics.
A big part of inbound marketing relies on creating valuable content and attracting visitors with it. It relies on the development of modern communications technology like the Internet, mobile phones and social media to attract consumers. Instead of pushing a message out onto a large population, inbound marketing attracts specific audiences that are out there looking for information.
The goal is to pull interested people toward the marketing materials and attract them to the business with valuable information. This is done by setting up a wide variety of online marketing assets are ready and waiting for interested consumers to find.
These assets include blog posts, websites and paid advertising optimized for specific Internet searches, a dynamic social media presence, mobile apps and much more. When people are attracted to your marketing content, they readily give their permission to receive more information and promotional material from you.

I think the main difference is that inbound marketing attracts prospects by providing useful content, plus a way of having a dialog with that prospect. This blog is an example of inbound marketing...I provide useful (I hope) content and provide a forum for people to interact with that content and my business,

Today, technology has changed how people obtain information and consequently, marketing has undergone a massive transformation. Outbound marketing tactics, like television and radio advertising, are not as effective as they once were. Now comes the age of inbound marketing, driven by the Internet and social media.
Outbound marketing is just another name for “traditional advertising methods”, it is devised to contrast with the newer “inbound marketing”. It includes television and radio advertising, print advertising, telemarketing, direct mail, and outdoor advertising. 
The basic idea is that advertisers use mass media tools to push their message and products out to the public. The hope is that if enough people who are in your target audience hear the message, they will respond.
These marketing tactics used to be effective, but nowadays these ads are so saturated and so similar that people no longer pay attention to them.

Traditional marketing is interruptive. Commercials interrupt television shows. Door to door salesman and cold calls interrupt what people are doing to present a sales pitch. This push advertising worked in the mass media age, but modern communications technology has allowed people to escape and avoid these annoying interruptions.

Inbound marketing pulls visitors in, increase brand exposure, and creates brand authority through the creation of valuable content.
There's still a time and place for traditional marketing...in fact if you have millions of dollars available in your advertising budget, you can appear in the Super Bowl for advertisers. In fact these commercials are so popular they even broadcast a football game before and after the commercials!

But for most of us, inbound marketing is more effective.

Random thoughts

I was trying to come up with a topic for today but after going through lists of blog post subjects I decided to just wing it.

I'm still doing good on my 90 day soda free challenge...I'm almost to the halfway point...yesterday was day 41. Of those 41 days

41 days soda free
39 days taking 10,000+ steps
38 days drinking 3+ liters of water
lost 12 pounds

Things are going well.

I got an Aria 2 scale from Fitbit that automatically uploads my weight, body fat and BMI measurements to my Fitbit app. Although I think the first body fat percentage may be wrong...It says that I'm at 43.5% body fat, which means that 89.5 pounds of my 191.9 pounds of weight is due to fat. And only 108.4 pounds is due to everything else. I'll have to try it again but it's much higher than I had anticipated...more in the 30% range.

I really can't think of anything else at the moment, so let's move onto

Should You Snooze Your Alarm Clock?

Are you a snoozer? I haven't hit the snooze button in probably 20 years. But let's see what Dr. Michael Breus has to say in his article on the subject:
I don’t think I have ever really explained the dangers of the Snooze Button.
It’s an old pastime, likely from your high school days. The alarm blares, you, half dazed, slap the clock, hoping it will stop so you can get some much needed rest. Only it goes off again what feels like seconds later, even if it’s really 7-9 minutes later, and after the fourth time, you’re late for school! Now you’re an adult, and the same tradition seems to hold, at least for many.
So why was the snooze something that you started using back in high school and probably shouldn’t use now?
It’s all based on your Chronotype, of course
Remember most of us were a WOLF (aka Night Owls) during high school, because that is how our biology works. So of course, we needed extra prodding and pushing to get up in the morning, because our melatonin faucet was still flowing at whatever insane time you had to get up as a teenager.
I noticed that I would often end up running late...even if I moved the alarm out of reach. I'd just get up, hit the snooze and get back into bed. I decided instead of allowing an extra 20 or 30 minutes to snooze (which was never enough), I'd just set the alarm for when I needed to get up, which isn't always easy.
As an adult the science looks a little different.
  • Only 15% of people are WOLVES. Wolves get one snooze, but that is it. Do you know if you are a Wolf? If not go to thepowerofwhenquiz.com and figure it out quickly. All other Chronotypes should not use the snooze button. (I'm a Dolphin)
  • The alarm will sound in the early morning hours and you’ll slap the snooze button at the very end of your sleep cycle. This is when your brain is actually going into REM sleep and where much of the mental restoration of your brain occurs. 
  • Memory Hint: If you want a better memory, don’t use the snooze! 
  • Each stage of sleep has a different arousal threshold or point where you will wake up. If you are awakened from a deep stage of sleep like REM by a sudden jolt of sound or movement, a “fight or flight” response goes off in your brain. Meaning, “your body reacts as if there is some kind of emergency?”. This causes your levels of Adrenaline and Cortisol to increase dramatically, which in turn increases blood pressure, heart rate and cardiovascular function. This is fine when it happens one time, but if you hit the snooze 2,3,4, or 5 times you are basically shocking yourself awake multiple times a morning! Over time this is not a positive behavior. 
  • The amount of time you have between snoozes is not enough to get you back into a deep restorative state. It takes the body a minimum of 15-20 minutes to get back into any deeper stage of sleep. So, you are wasting your final minutes with light, crappy sleep!
 What should you do instead of hitting snooze?
  • Know your Chronotype and stick to your biologically prescribed bedtime. 
  • If you are a WOLF, you can use the snooze one time but try not to do this daily. 
  • Set your alarm for the last possible moment for you to get up and put the clock or alarm across the room so you have to get up to turn it off. 
  • Have a “Wake up Buddy” that will call you in the morning and help motivate you. 
  • Have Sex instead. For most Chronotypes, the best time to have sex, based on arousal, libido and performance is in the morning and if you are trying to think of a great way to start your day, this could work perfectly.
Most of us have to wake up at a certain time...usually to get ready for work, school, etc. So, to avoid hitting snooze we have to set our alarm to go off at that time, and to make sure we get enough sleep we can use the sleep calculator. My Fitbit shows me exactly when I fell asleep, how many times I woke up and for how long and how much time I spent in each sleep stage which makes it easy to figure out my sleep efficiency...which is between 85 - 90% most days!

The key is to go to bed and get up at the same time 7 days a week! I know I don't always do it but unless I have something scheduled during the day on the weekend I stick as close as I can to the same schedule.
 Do yourself and your body a favor and just get up and turn off the alarm.  Then, get about fifteen minutes of sunlight or bright light exposure to stop the production of melatonin, drink a large glass of water, and start your day.
